NORTHERN SPAIN: HISTORIC PROPERTY IN UNIQUE LOCATION 

Casona de Sestelo is a detached stone building of 2,539 m², situated in the LUGAR DE SESTELO, a secluded area in the heart of the Oscos-Eo Terras del Burón Biosphere Reserve. It borders the Suarón River, a tributary of the Eo, a renowned salmon river, for more than 720 metres, in Castropol, Asturias. The property is set in an immaculate landscape, free from any visible buildings. Built in 1850, it is undoubtedly one of the most iconic historical buildings in the Eo Estuary, a well-known landmark that marks the boundary between the Spanish regions of Asturias and Galicia.

 

Located just 55 minutes from Asturias Airport, the village of Sestelo is in the parish of Presno, within the municipality of Castropol, situated 8 km from the town centre, 4 km from Vegadeo, and 5 km from the Eo Estuary – where the Suarón river flows, forming the natural boundary between Asturias and Galicia. It is 10 km from the marina in Figueras, 12 km from Ribadeo with its marina and commercial port, and 14 km from Tapia de Casariego.

 

The property is equidistant from the magnificent beaches of Peñarronda and Arnão in Castropol (12 km), the famous Playa de las Catedrales in Ribadeo, and the 1,100-metre-high Sierra de Bobia (also 12 km), which acts as the gateway to the best-preserved rural landscape in Asturias, the Oscos region. The area offers abundant opportunities for hunting and fishing. It is 12 km from the golf courses of Barres and Tol, 14 km from the karting circuit in Tapia de Casariego, and 12 km from the airfields of Villaframil (Ribadeo) and Arnão (Castropol). The General Hospital of Jarrio (Navia) is just 25 minutes away.

 

The area is crossed by the 528-metre-long (2 m x 2 m) water channel of the historic Sestelo mini hydroelectric power station, dating back to 1926 and listed as Industrial Archaeological Heritage of the Principality of Asturias. This mini power station will be rehabilitated and is scheduled for reopening and production in spring 2025.

 

The property also boasts a private bathing area on the Suarón river, with exclusive access – no third parties can enter – featuring a staircase and access bridge to the opposite bank.

 

Due to its excellent conditions, the Eo Estuary is becoming a prime destination for luxury tourism. Several top-class hotels, including the Palacio de los Pardo de Donlebún and the Palacio de Torres de Donlebún (both Properties of Cultural Interest), are set to reopen after the pandemic, all located in the district of Figueras, Castropol.

LA CASONA DE SESTELO

Casona de Sestelo is a four-storey building (with a walkable roof, basement with openings to the street, and a second sub-basement, making a total of seven levels) that is to be renovated, situated on a plot of 14,059 m² (1.4 hectares). It is possible to acquire an additional 2 adjoining plots, adding 3.4 hectares, for a total of 4.8 hectares of garden/park/estate, ensuring complete privacy. The building has a new roof in excellent condition, consolidated stone walls, and a concrete structure that replaced the original wooden one. The renovation, begun in the late 1990s by the Principality of Asturias through a Workshop-School, remains unfinished.

 

Currently, after the registration of a Horizontal Division (explained below), a new comprehensive rehabilitation project has been approved. The project, designed by architect José Antonio Villamor, has been approved by the Town Hall of Castropol, the C.U.O.T.A. (Urban Planning and Territorial Ordering Commission) of Asturias, and endorsed by the College of Architects of Asturias. The approved project covers an area of 2,539 m². While the approved project is not binding, it provides the buyer with a solid starting point. A new project can be drafted or modifications can be made, benefiting from the prior approval to expedite the process.

 

HORIZONTAL DIVISION

The property is owned by a single entity, CASONA DE SESTELO S.L. (a sole proprietorship). To provide the building and the Sestelo estate with the greatest flexibility for current and future use, enjoyment, and exploitation, a Horizontal Division of the building (Urban Plot) has been completed and registered in the Castropol Property Registry. The division has resulted in 20 registered units: 4 apartments, 2 duplexes, 6 commercial premises (which could be converted into 4 additional apartments), 6 storage rooms, and 2 terraces. This structure significantly enhances the value of the property.

 

This arrangement offers multiple possibilities: the entire building could be converted back into a single mansion, operated as a luxury hotel or apartments, divided and sold by individual units, or even the shares of the company could be sold or distributed.

 

SALE PRICE

The sale includes 100% of the shares of CASONA DE SESTELO S.L.U., the company owning the Casona de Sestelo, a 2,539 m² building with 20 registered units, situated on a 14,059 m² (1.4 hectares) plot of land, priced at €980,000.

 

(For fiscal reasons, it would be most advantageous to sell the entire company, CASONA DE SESTELO S.L.U. The company has been inactive since its incorporation more than four years ago, has no employees, no debts or mortgages, and the 20 registered units are its sole assets.)
