Nieder-Wilkau Manor ("Pałac w Wilkowie") is located to the east of Wrocław (formerly Breslau) and was constructed between 1890 and 1900. The manor is set on a rectangular plot with additional side extensions and is fully cellarised, comprising two upper floors and a converted attic. The main facade is accentuated by a portico with a wide, prominent staircase leading up to it. Inside, several original features have been preserved, such as window and door frames. The manor offers an internal area of approximately 727 m² and is surrounded by a small park.
Renovation Work
The interior spaces have been partially prepared for refurbishment. The current owner has reinforced the roof, ceilings, and foundations. The ceilings are made from various materials: on the ground floor, a Teriva ceiling with narrow beams has been installed, while the upper floors and attic feature wooden ceilings. The roof has been entirely re-covered, with Zora gutters now in place. Additionally, a lift shaft has been incorporated into the building. All work has been carried out in accordance with the approved architectural plans and authorised by the heritage protection authority.

The building is equipped with electrical installations, as well as water, sewage, and drainage connections.
Listed Building Status
The property has been listed as a heritage site since 8th February 1990 under registration number 2207/90.
Park
The historic park remains undeveloped, with mature trees, covering an area of 1.48 hectares. It is largely enclosed by its original brick wall and is designated as a recreational and leisure area in the local development plan. Since 8th February 1980, the park has been listed in the heritage register under number 45/80.
Additional Plot
Adjacent to the park is an additional plot of 0.06 hectares, which is marked in the local development plan with the symbol "BrIII". The total area of the park and adjacent plot is therefore 1.76 hectares.
Location
The property is located at "Parkowa 1" in Wilków. Wilków serves as the administrative centre for the municipality and provides access to essential services and public facilities. The town benefits from good transport links by both road and rail. Wrocław is approximately 60 km away, Opole is about 60 km, and Ostrów Wielkopolski is around 79 km.
Potential Uses
The land is designated as residential in the local development plan, making it suitable for private residential purposes or for commercial uses such as a hotel, guesthouse, or retirement home.
