Authentically preserved Teichmann Family country estate with manor, park and agricultural buildings for sale.
The estate in Budziwojów is located in the Lower Silesian Voivodeship in the Chojnów municipality, just a few kilometers from the A4 highway interchange connecting Legnica with Görlitz.
The first mentions of the estate in Budziwojów date back to 1789. The property once housed a watermill, a tavern, and a forge. Since 1802, the estate has been under the ownership of the Teichmann Family. The palace was constructed in the 1840s, most likely utilizing remnants of an earlier structure. The subsequent owners, the von Hederich Family, resided there until 1920. At their request, the palace received a stately tower and a surrounding park. The oldest oaks in the park may even be 300 years old, with two of them being natural landmarks named Gerwazy and Protazy.
The main palace building is flanked by substantial agricultural and residential structures that have been largely preserved in their original form. Budziwojów stands as a rare example of an estate that has been well-preserved in its characteristic arrangement.
The entire ensemble, including all buildings and the park, is listed in the monument registry of the Lower Silesian Voivodeship.
The property boasts wells and its own water sources. It is connected to the public transportation network as well as water, electricity, and telecommunication systems.

USAGE CONCEPT FOR CASTLE AND PARK
A development concept has been devised for the property. According to this concept, the palace's interiors could serve as a boutique hotel with a restaurant.
The surrounding estate buildings could be repurposed into a retirement home with treatment rooms, lounges, and a winter garden.
The concept envisions optimal utilization of the existing ponds, stocking them with fish species suitable for breeding or purely decorative purposes.
As per the development concept, the possibility exists to create artificial islands in the ponds and construct docks for boats and gondolas.
Investors should anticipate significant investments, yet the property offers exceptional entrepreneurial development potential due to its well-preserved historical character, extensive grounds, varied usage options, and proximity to the German border.
