Poland is a member of the European Union and therefore not more or less safe than any other European country. Political observers are sure that Poland will also remain a member of the EU. As in every country, there are various political groupings. Although the current national conservative government is causing controversy, Poles are generally helpful and hospitable. The vast majority of Poles have no problem with foreigners; those who integrate and get involved receive respect and helpfulness.
While in international business cities like Warsaw many people speak English, it is always helpful to acquire a basic knowledge and try to speak Polish as much as possible. This gives any foreigner an extra respect and the Polish language is altogether easier than its reputation if you keep at it with some perseverance!
A lot. Throughout the country there are estimated about 12,000 castles, palaces, manor houses and country residences.
Basically, the historic country residences in western part of Poland have a Prussian origin,
while the residences in central and eastern Poland have a Polish origin.
Some historic estates were simplified during the socialism and have not been restored yet.
Many others are excellent examples of restoration and prove the reputation of Polish craftsmen.
There are also several rebuilt ruins in Poland:
Companies and dedicated groups have done a great job and rebuilt many a ruin from the surrounding walls.
On the other hand, there are still many palaces waiting for new investors and ideas.
The largest number of country residences in general is located in Greater Poland Wielkopolska, followed by Lower Silesia Dolnośląskie which has the most bigger castles and Mazovia Mazowsze.
Of course. Even though fewer subsidies are flowing in overall and the tax program for historic properties Pałacyk Plus will no longer exist in 2023, historic preservation has a high priority in Poland. It does not differ significantly from the heritage preservation laws in other EU countries. If you want to buy a listed property, you should - depending on your plans - contact the responsible monument authority as early as possible.
If you are a citizen from an EU country, you can basically buy any small or large property without any extra permit.
Restrictions can exist, if a property is (partly) designated as agricultural land.
In this case all buyers (even Poles) who are not registered farmers need an official permit from the agricultural authority KOWR in Poland.
Experience shows, however, that this is very rarely the case.
On the other hand, there are no major bureaucratic hurdles for buyers who want to start an agricultural activity.
Theoretically, you can become a registered farmer if, for example, you only produce small amounts of honey.
In general:
If a sales offer is listed on public real estate portals and if no further information has been provided, there are usually no restrictions
and you become the owner with signing the notarial contract of sale.
Extra tip:
If in doubt, you can always ask the local municipality in charge how the property for sale is marked in the land use plan.
Buyers outside the European Union generally need a permit from the Polish Ministry of the Interior.
This is usually granted if citizens have a relation (partner, relatives) with Poland,
if a move to Poland is planned or a business activity is started there.

Yes. At least we know about owners from e.g. the United Kingdom, USA, Germany and Netherlands.
Renovation of a palace or a manor can get a complex matter if you cannot ensure having enough funds
or if you are a newcomer with no experience especially in monument renovation.
It must be said at this point that many a dream of living in a castle in the countryside
has already been dashed.
In addition, costs in the construction industry have also exploded in Poland.
According to recent experiences, for a house where everything has to be made new,
one should calculate at least with 5 000 zł/1.100 EUR per squaremeter
of useable area for a basic, up to date refurbishment.
For a small manor with 500 m² area one should calculate with
5 000 * 500 = 2 500 000 zł / 543.000 EUR
BTW: In Poland there are excellent craftsman and companies which are specialized in restoration of
historic landmarks. If you want a mediation, simply contact us!
Prices for palaces and mansions in Poland vary depending on the condition, region, plot size and many other factors. Real bargains are very rare today and only possible with a lot of luck. Currently, on REALPORTICO the cheapest property (a historic villa with 3,000 m² of land) is listed for 59.000 EUR, the most expensive castle is listed for 7.000.000 EUR.
If you plan to buy a castle or a manor, next to a private residential use, you can find typical usage concepts like:
When it comes to finding a suitable use, it is important to remember that not all concepts are viable and exhausted in some areas. It should be taken into account that also in Poland there is currently a shortage of service staff in the catering industry. It takes a detailed analysis and entrepreneurial skill to achieve the right use and economic viability. If you need inspiration and help, we can mediate you with renowned companies, specialized in developing, operation and selling refurbished castles as business properties.
